Best Areas to Live in Bangalore 2026: 14 Compared
TL;DR

There is no single best area in Bangalore; there is the area nearest the commute you actually make. Measured by road on 6 August 2026: Indiranagar is 5.6 km from MG Road, Whitefield 2.6 km from ITPL, Hebbal 4.4 km from Manyata, Devanahalli 10.2 km from the airport. Six of these fourteen have a metro station inside the neighbourhood; four have nothing within 7 km.

Every guide to Bangalore's best areas tells you a locality is "well connected". Almost none of them says connected to what, or how far. So we measured it: fourteen areas, each routed by road from the same five destinations: MG Road, Manyata Tech Park, ITPL, Electronic City Phase 1 and Kempegowda International Airport. The result is that no area in this city is close to more than one of them. Indiranagar is 5.6 km from MG Road and 18.2 km from Electronic City. Whitefield is 2.6 km from ITPL and 20.7 km from MG Road. Hebbal is 4.4 km from Manyata and 26.4 km from Electronic City. There is no best area in Bangalore; there is the area nearest the commute you actually make, and below are the numbers for all fourteen.

Read the table by column. Whitefield is 2.6 km from ITPL and 20.7 km from MG Road. Devanahalli is 10.2 km from the airport and 53.3 km from Electronic City, a 43 km spread inside a single area's own row, which in Bangalore is not a commute, it is a different life.

Which Bangalore residential areas have a metro station today

The most repeated error in area guides is metro tense. Below is what is running as of 6 August 2026, with the road distance from each area's stated origin to its nearest operational station.

Distances computed by Homesok via OSRM on 6 August 2026. Every one of the 83 operational Namma Metro stations recorded in OpenStreetMap was routed from every origin, with no shortlisting. That matters, because a station can be far in a straight line and near by road, and vice versa. Full source notes for the dates are at the foot of this post.

Two rows need a word. BTM Layout's own Yellow Line station sits about 130 m from our origin in a straight line, but OSRM routes 5.2 km to it because the station node snaps onto the Ragigudda to Silk Board flyover deck; Jayadeva Hospital at 2.1 km is the nearest station the router can actually reach at ground level, so that is the figure in the table. BTM has a station in the layout regardless. Electronic City likewise has a station carrying its own name, registered at Konappana Agrahara, Electronics City Phase 1, 560100; Infosys Foundation Konappana Agrahara is simply the nearer of the two to our origin at the Phase 1 flyover.

Counting properly: six of the fourteen have an operational station inside the neighbourhood: Indiranagar, Jayanagar, JP Nagar, Whitefield, BTM Layout and Electronic City. Four have nothing within 7 km: Hebbal, the Sarjapur Road corridor, Yelahanka and Devanahalli. Every one of those four has a line under construction or approved, and not one has a confirmed opening date.

Best areas to live in South Bangalore: Basavanagudi to Electronic City

Basavanagudi

Distances from Gandhi Bazaar: MG Road 6.4 km · Manyata 15.0 km · ITPL 23.5 km · Electronic City 18.1 km · airport 39.4 km.

Metro: Green Line, operational. National College is 0.9 km away, Lalbagh 1.4 km, South End Circle 1.9 km. All three have run since Namma Metro Phase 1 was completed on 18 June 2017.

Registered in Basavanagudi: Vidyarthi Bhavan (32 Gandhi Bazaar Main Road, 560004), National College (Krishnarajendra Road, Shankarapuram, 560004), BMS College of Engineering (2nd Main Road, 560019). Nearby but not in Basavanagudi: Bugle Rock Park, registered in N R Colony immediately west.

The trade-off: the Gandhi Bazaar Market Street Redesign, a ₹24.88 to ₹28 crore DULT project built between late 2022 and early 2024, delivered wider footpaths, marked vending zones and structured parking on paper, and has not been enforced on the ground. Deccan Herald, visiting on 25 April 2026, found haphazard parking, footpath encroachment and unauthorised vendors still eating the usable space. A Basavanagudi traffic officer told the paper that "since the metro is not very close, people depend on their vehicles". The charm and the congestion are the same streets.

Koramangala

Distances from Sony World Junction (80 Feet Road): MG Road 6.8 km · Manyata 15.0 km · ITPL 18.7 km · Electronic City 13.0 km · airport 38.6 km.

Metro: none inside Koramangala. The nearest operational stations are Central Silk Board on the Yellow Line, 3.8 km, and Trinity on the Purple Line, 5.7 km. Two Koramangala stations, II Block and III Block, are planned on the Red Line (Phase 3A, Hebbala to Sarjapura), which the Karnataka Cabinet approved on 6 December 2024. The Union government has not sanctioned it. BMRCL's own Annual Report 2024-25 puts the original DPR at 36.59 km with 28 stations and ₹28,405 crore, approved by the state in January 2025; the Centre then asked for cost optimisation, and a revised DPR went back in February 2026 at 37.8 km and ₹25,999 crore, reaching the Centre in April 2026 (Deccan Herald, 15 July 2026, having read it). That revised report's own estimate for opening is April 2033, eight years away, on a line not yet sanctioned, so treat it as an intention rather than a date.

Registered in Koramangala: Forum Mall Koramangala (Hosur Road, Koramangala West, 560095), Jyoti Nivas College (80 Feet Road, Koramangala West), Bethany High School (5th Cross, 5th Block), St John's Medical College Hospital (Sarjapur Road, 560034), Wipro's 80 Feet Road campus in 1st Block. Commonly listed here, actually registered elsewhere: Christ University (S G Palya, 560029), Nexus Koramangala mall (Lakkasandra, 560029), Robert Bosch (Adugodi), National Public School Koramangala (Rajendranagar).

The trade-off: the Ejipura flyover, which runs along Koramangala's western edge on the Inner Ring Road, has been under construction for nine years. Awarded to Simplex Infrastructures in 2017 for ₹203.2 crore, terminated in 2022 after 42.8% progress in four and a half years, re-awarded to BSCPL Infrastructure in November 2023. On 8 May 2026 the Greater Bengaluru Authority said 728 of 762 segments were cast with 15 spans left and set an October 2026 target for the main carriageway; on 26 June 2026 the GBA Chief Commissioner had to order the contractor to put at least 40 workers a day on portal frames because work was going slowly for want of labour. Sony World Junction, the origin point for every Koramangala distance above, is also on the monsoon waterlogging watch list described further down.

Jayanagar

Distances from Jayanagar metro station (4th Block): MG Road 7.0 km · Manyata 15.5 km · ITPL 24.1 km · Electronic City 15.9 km · airport 40.0 km.

Metro: Green Line, at the origin. Jayanagar, South End Circle, Rashtreeya Vidyalaya Road and Jaya Prakash Nagar all entered service on 18 June 2017. RV Road, 1.6 km away, is now a live interchange: it has been the Yellow Line's northern terminus since August 2025, which puts Electronic City one change away without touching Hosur Road.

Registered in Jayanagar: Carmel Convent School (Bannerghatta Road, 560041), Vijaya College (11th Main, 4th Block), National College Jayanagar (7th Block), Jain University's Jayanagar campus (9th Block), Sagar Hospitals (Tilak Nagar, Jayanagar East), Jayanagar 4th Block Shopping Complex, Garuda Swagath Mall. Commonly listed here, actually registered elsewhere: NIMHANS (BHEL Ward, 560029). Jayanagar is not an employment hub.

The trade-off: the Jayanagar Shopping Complex, the locality's civic centrepiece, has been shut for seven years and the BDA has abandoned it. On 24 January 2026 Deccan Herald reported that the authority cannot develop blocks two, three and four, has terminated the contractor and is handing the project to Bengaluru South City Corporation, which says it has received no communication. 163 shopkeepers were vacated in 2019 on a promise of new shops within two years; the blocks are still empty and most upper-floor shops in block one, developed in 2018, are vacant. Jayanagar MLA C K Ramamurthy told the paper the empty market has attracted illegal activity including bodies being dumped there, and that he had written to the government eight times without a response.

JP Nagar

Distances from Jaya Prakash Nagar metro station: MG Road 10.0 km · Manyata 18.5 km · ITPL 27.1 km · Electronic City 16.2 km · airport 43.0 km.

Metro, and the trade-off, are the same story. The Green Line station is at the origin and has run since 18 June 2017; Jayadeva Hospital on the Yellow Line is 4.1 km away and has run since August 2025. The Pink Line's JP Nagar 4th Phase station, on the Bannerghatta Road side, is not open. On 21 July 2026 Deccan Herald reported that its 7.5 km Kalena Agrahara to Tavarekere stretch would miss the 15 August deadline announced by Greater Bengaluru Development Minister Krishna Byre Gowda and was expected in late August or early September, held up by an Independent Safety Assessment of the signalling before the statutory CMRS inspection. Civil work, track and most architectural finishing were reported complete, and six trains delivered. Anyone buying here on the strength of the Pink Line should check whether it has actually opened before signing.

Registered in JP Nagar: Zerodha's head office (4th Cross, Dollars Colony, J P Nagar 4th Phase, 560078, per the company's own contact page), Sri Jayadeva Institute of Cardiovascular Sciences (560078) and Gopalan Innovation Mall (560078). Both sit on the Bannerghatta Road frontage and are often attributed to that corridor instead. Sarakki Lake Park is in adjoining Jaraganahalli. Commonly listed here, actually registered elsewhere: Delhi Public School South (Vasanthapura), Sri Kumaran Children's Home (Thyagaraja Nagar).

HSR Layout

Distances from HSR Layout BDA Complex (Sector 6): MG Road 10.3 km · Manyata 18.5 km · ITPL 19.4 km · Electronic City 11.4 km · airport 42.1 km.

Metro: Central Silk Board on the Yellow Line, 2.5 km by road, in service since August 2025. This is the most misreported fact about HSR. Guides still in circulation put the nearest station at RV Road, about 8 km away, which was true until the Yellow Line opened and has not been true since. A dedicated HSR Layout station is under construction on the Blue Line ORR corridor with no confirmed opening date.

Registered in HSR Layout: Narayana Multispeciality Hospital (Sector 3), National Public School HSR Layout. There is no large mall inside HSR itself; the nearest big-box retail is on Hosur Road.

The trade-off: HSR appears twice, at 14th Main Road and 5th Main Road, on the list of high-risk monsoon waterlogging locations described further down, more than any other area here.

BTM Layout

Distances from the BTM water tank (2nd Stage): MG Road 11.3 km · Manyata 19.3 km · ITPL 23.6 km · Electronic City 12.2 km · airport 42.9 km.

Metro: BTM Layout has its own Yellow Line station, in the layout, in service since 11 August 2025, between the Jayadeva Hospital interchange and Central Silk Board. That is BTM's strongest argument and it is barely twelve months old.

Registered here: very little survived our address check. Madiwala Lake, universally described as BTM's lake, is registered in Bilekahalli. We could not verify a hospital, school or mall inside BTM Layout to the standard used elsewhere in this post, and that gap is listed at the foot of the page rather than filled with plausible names.

The trade-off: Roopena Agrahara and Madiwala Ayyappa Junction, both on BTM's edge, are on the same monsoon waterlogging list, and the corporation assigned three of its six towing vehicles to the BTM Layout, Bommanahalli and Bellandur cluster.

Bannerghatta Road

Distances from Royal Meenakshi Mall, Hulimavu: MG Road 12.4 km · Manyata 20.9 km · ITPL 27.7 km · Electronic City 16.6 km · airport 45.0 km.

Metro: Jayadeva Hospital on the Yellow Line, 4.8 km, in service since August 2025. The Pink Line runs up Bannerghatta Road itself with stations at Kalena Agrahara, Hulimavu, IIMB, JP Nagar 4th Phase, Jayadeva Hospital and Tavarekere; it is under construction and not open, and its latest slippage is described in the JP Nagar section above.

Registered on Bannerghatta Road: IIM Bangalore (Panduranga Nagar / Doresanipalya, 560076), Fortis and Apollo opposite IIMB, Nexus Vega City (Bilekahalli), Royal Meenakshi Mall (Hulimavu).

The trade-off: the road itself. After criticism of its condition, Bengaluru South City Corporation officials inspected Bannerghatta Main Road between Hosur Road and Koli Farm Junction and, on 9 April 2026, committed only to temporary resurfacing. BMRCL had deposited ₹12.50 crore for asphalting, with ₹11.50 crore of work under way on the 3.65 km Kalena Agrahara to Koli Farm stretch. The detailed project report for the comprehensive rebuild, including the proposed Vega City underpass and flyover, was still not prepared. Hulimavu Lake Junction and Sagar Junction are on the waterlogging list.

Price: Knight Frank puts Bannerghatta Road at ₹7,600 to ₹15,500 per sq ft over January to June 2026, its H1 2026 reporting period and the shorthand used from here on, up 7% over twelve months and 15% over six. Electronic City

Distances from the Electronic City Phase 1 flyover on Hosur Road: MG Road 18.2 km · Manyata 28.3 km · ITPL 28.9 km · airport 51.9 km, the farthest from the airport of all fourteen.

Metro: Yellow Line, in service since 11 August 2025. Five stations serve the belt: Electronic City, Infosys Foundation Konappana Agrahara (2.1 km from the flyover), Huskur Road, Biocon Hebbagodi and Delta Electronics Bommasandra. Service started thin and is still thickening: the line opened with three trains at a 25-minute headway; ten trains were in service from 3 June 2026, cutting weekday peak headway to seven minutes and off-peak to ten, and the 13th train arrived on 15 June 2026 with BMRCL targeting all 15 and a five-minute peak headway by the line's first anniversary on 11 August 2026. Whether that target was met, we have not verified.

Registered in Electronic City: Infosys (Infosys Drive, Phase 1, 560100), Wipro (Neeladri Road), TCS Think Campus and HCL (Phase 2 East), Bosch (360 Business Park, Phase 1), Kauvery Hospital (Hewlett Packard Avenue, Phase 1). The area has its own statutory township authority, ELCITA. Commonly listed here, actually registered elsewhere: Biocon (Hebbagodi), Narayana Health City and Sparsh (Bommasandra, Anekal), Treamis World School (Hulimangala), Delhi Public School Electronic City (Vittasandra). We could not verify a single large mall inside the township.

The trade-off: the fast link into the city is a private toll road. A car pays ₹100 for multiple journeys in a day on the 9.98 km elevated expressway from Silk Board, up from ₹95 on 1 July 2026, or ₹1,960 for a monthly pass, up from ₹1,885, with rates fixed to the Wholesale Price Index as at 31 March 2026 and held to 30 June 2027. On the at-grade highway below, Biocon executive chairperson Kiran Mazumdar-Shaw publicly called NH-44 through the corridor "an eyesore" in April 2026; NHAI replied that the stretch, planned in 2005 and completed in 2010, now carries over one lakh daily commuters and falls under multiple authorities.

Price: ANAROCK gives an average quoted rate of ₹7,450 per sq ft for April to June 2026, its Q2 2026 quarter, and quoted rent of ₹20,000 to ₹31,000 a month for a 1,000 sq ft 2 BHK, the lowest capital rate of the five Bengaluru micro-markets it tracks. Knight Frank's H1 2026 range for Electronic City is ₹5,700 to ₹8,600 per sq ft, up 10% over twelve months. More on buying in Electronic City.

Best areas to live in East Bangalore: Indiranagar, Sarjapur Road, Whitefield

Indiranagar

Distances from Indiranagar metro station (CMH Road): MG Road 5.6 km · Manyata 11.6 km · ITPL 13.3 km · Electronic City 18.2 km · airport 35.1 km. It is the closest of the fourteen to MG Road, and mid-table on everything else.

Metro: Purple Line, at the origin. Indira Nagar station opened on 20 October 2011 as one of the first six stations on Reach 1, and the Purple Line has run end to end from Whitefield to Challaghatta since 9 October 2023. Swami Vivekananda Road (1.4 km) and Halasuru (1.8 km), also from 2011, sit on the same belt.

Registered in Indiranagar: National Public School Indiranagar (12th A Main, HAL 2nd Stage, 560008), Chinmaya Mission Hospital (Chinmaya Mission Hospital Road, 560038), Indiranagar Club (8th Main, Old Thippasandra). There is no large mall inside Indiranagar. The high street is 100 Feet Road and CMH Road. Commonly listed here, actually registered elsewhere: Garuda Mall (Ashok Nagar), Manipal Hospital Old Airport Road (Kodihalli), Bagmane Tech Park (Nagavarapalya).

The trade-off: Indiranagar is a residential BDA layout being consumed by the commerce on its main roads. Residents told Deccan Herald on 25 February 2026 that dealerships and brand showrooms park stock on footpaths and in public parking bays on CMH Road and in HAL 2nd Stage, pushing pedestrians into traffic. Naresh D'Mello, president of the Defence Colony Residents' Association, said residents had complained to police 20 to 25 times about a single CMH Road store; Indiranagar police confirmed to the paper that an FIR had been filed after repeated warnings and fines.

Sarjapur Road

Distances from Carmelaram railway station (mid-corridor): MG Road 17.7 km · Manyata 22.4 km · ITPL 15.0 km · Electronic City 20.3 km · airport 48.3 km.

Metro: none operational on the corridor. The nearest running station is Hosa Road on the Yellow Line, 11.0 km away. Three projects are in train and none has a confirmed opening date: the Blue Line Phase 2A along the ORR with stations at Iblur and Bellandur, under construction; the Kanaka suburban-rail corridor with a Carmelaram station, awarded in December 2023 and at 12% physical progress as on 31 December 2025 per the Karnataka Economic Survey; and the Red Line from Sarjapura to Hebbala, approved by the Karnataka Cabinet on 6 December 2024, revised down to ₹25,999 crore in February 2026 at the Centre's request and still awaiting Union sanction (see Koramangala above).

Registered on the corridor: Indus International School, Greenwood High Gunjur, The International School Bangalore, Manipal Hospital Sarjapur Road (Ambalipura), Sakra World Hospital (Devarabeesanahalli), Wipro's corporate headquarters (Doddakannelli).

The trade-off: a Bengaluru Traffic Police study reported on 25 October 2025 measured Sarjapur Road's volume-to-capacity ratio at 3.57. A road at 1.0 is at its design limit. Designed for 2,400 Passenger Car Units, it carries 6,450 to 8,586 PCUs towards Iblur at peak; the Iblur to Bellandur Main Road stretch, built for 4,800 PCUs, handles about 10,657. The ORR alongside sits at 2.22. Wipro Junction on Sarjapur Road is also on the waterlogging list. Buying here is a bet that one of the three rail projects lands.

Price: Knight Frank puts Sarjapur Road at ₹5,700 to ₹11,300 per sq ft in H1 2026, up 3% over twelve months, the slowest twelve-month movement of the six areas here that Knight Frank tracks. ANAROCK gives an average quoted rate of ₹11,560 per sq ft for Q2 2026 with rent of ₹33,000 to ₹46,500. Note that those two disagree: ANAROCK's average sits ₹260 above the top of Knight Frank's range for the same corridor over an overlapping window. We publish both and average neither. Whitefield

Distances from Hope Farm junction: ITPL 2.6 km · Manyata 20.3 km · MG Road 20.7 km · Electronic City 29.3 km · airport 34.7 km.

Metro: Purple Line, at the origin. Hopefarm Channasandra is at Hope Farm junction, Whitefield (Kadugodi) is 1.1 km away and Kadugodi Tree Park 1.3 km. The Whitefield (Kadugodi) to Krishnarajapura stretch, 13.71 km and about ₹4,250 crore, was inaugurated by the Prime Minister on 25 March 2023, and the full line has run to Challaghatta since 9 October 2023. Whitefield railway station also runs MEMU services towards KSR Bengaluru City.

Registered in Whitefield: International Tech Park Bangalore, Manipal Hospital Whitefield (ITPL Main Road), Aster Whitefield, Vydehi Institute (Nallurahalli), Phoenix Marketcity, GE's John F Welch Technology Centre, SAP Labs India.

The trade-off: water. Whitefield has limited Cauvery access and leans on tankers. In October 2024 Deccan Herald documented residents paying ₹1,200 a tanker rising to ₹1,600 to ₹1,800, with scarcity that had become year-round rather than seasonal. The structural fix, Cauvery Stage V, completed at roughly the same time for the 110 villages added to city limits in 2008, and take-up has been slow. As of 22 March 2026, BWSSB had received about 1.2 lakh connection applications against an initial expectation of 3.5 lakh, revised down to 1.8 lakh, which the board put at roughly 70% of the revised figure; its chairman said he hoped for 100% coverage by 2027. So the pipe existing and your building being on it are two different questions. Ask any Whitefield project which it is, and get the answer in writing.

Price: Knight Frank puts Whitefield at ₹7,100 to ₹15,200 per sq ft in H1 2026, up 14% over twelve months. ANAROCK gives an average quoted rate of ₹10,850 per sq ft for Q2 2026 with rent of ₹30,000 to ₹46,000 for a 1,000 sq ft 2 BHK. Best areas to live in North Bangalore: Hebbal, Yelahanka, Devanahalli

Hebbal

Distances from Hebbal flyover junction (Bellary Road × ORR): Manyata 4.4 km · MG Road 9.4 km · ITPL 21.2 km · Electronic City 26.4 km · airport 28.8 km. Hebbal is the closest of the fourteen to Manyata Tech Park by a factor of nearly three, and the only one within 10 km of both a major tech park and the CBD.

Metro: none. The nearest operational station is Mantri Square Sampige Road on the Green Line, 7.4 km. The Blue Line carries a Hebbala station between Kempapura and Kodigehalli; Phase 2B has been under construction since February 2022. On 5 December 2025, after inspecting works at Kodigehalli, Deputy Chief Minister D K Shivakumar gave contractor commitments of KR Pura to Silk Board (19.75 km) by December 2026, Hebbal to airport (27.44 km) by June 2027 and KR Pura to Hebbal (11 km) by December 2027. Those are targets from a named official, not opening dates: the first Blue Line train reached Baiyappanahalli depot on 4 June 2026 and BMRCL officials said full trial runs were "many more months" away because the tracks were not ready.

Registered in Hebbal: Manipal Hospital Hebbal (Kirloskar Business Park, Bellary Road, 560024, per the hospital's own contact page), Bangalore Baptist Hospital (Anand Nagar Colony, 560024), Hebbal Lake, Kirloskar Business Park. Commonly listed here, actually registered elsewhere: Aster CMI, whose own site gives "Sahakar Nagar, Hebbal, 560092" and which OSM places in Sahakaranagara about 3 km north of the flyover; Kendriya Vidyalaya Hebbal (Sadashivanagar); Phoenix Mall of Asia (Byatarayanapura); Esteem Mall (Kempapura).

The trade-off: Hebbal junction takes NH-44 and the Outer Ring Road in one place, and fixing one arm moves the jam to the next. Bengaluru Traffic Police ASTraM data showed congestion between Kodigehalli and Hebbal running 1 to 3 km daily from January to April 2024, rising to an average of 12 km by mid-June after the KR Puram ramp was dismantled, with per-vehicle peak travel time going from 10.8 minutes to between 12.5 and 15. When the new flyover loop opened on 18 August 2025, BTP measured a 31% drop in congestion at the flyover on 20 August against previous Wednesdays, though the day before that showed only 17%, and Deccan Herald recorded the congestion reappearing on CBI Road, Mehkri Circle and towards Guttahalli. Blue Line construction on the same junction is still years from done.

Yelahanka

Distances from Yelahanka New Town bus station: airport 22.8 km · Manyata 12.0 km · MG Road 19.6 km · ITPL 28.8 km · Electronic City 36.7 km.

Metro: none. The nearest operational station is Jalahalli on the Green Line, 11.6 km. The Blue Line carries a Yelahanka station between Jakkur Cross and Bagalur Cross, under construction since February 2022, with the airport-end target quoted under Hebbal above. Yelahanka Junction is a working Indian Railways station inside the locality, and the Kanaka suburban-rail corridor is planned through it, though K-RIDE's most recent annual report, for the 2024-25 financial year, records "Physical Progress in km: Nil" for the project as a whole.

Registered in Yelahanka: Canadian International School (Yelahanka Lake Trail, Venkatala), Mallya Aditi International School (Sector B, Yelahanka New Town), Vidyashilp Academy and Nitte Meenakshi Institute of Technology (Akash Ward, Yelahanka taluk), REVA University (Kogilu), Manipal Hospital Yelahanka (Venkatala village, Yelahanka Hobli, per the hospital's own contact page), Cytecare (Venkatala), Yelahanka Air Force Station. Commonly listed here, actually registered elsewhere: Presidency University (Rajanakunte, roughly 10 km beyond the New Town), Phoenix Mall of Asia (Byatarayanapura), Bhartiya City (Sampigehalli).

The trade-off: Yelahanka Puttenahalli Lake is taking sewage and the fix is still months away. A KSPCB report cited by Deccan Herald on 2 February 2026 said about six months of work remained to divert sewage reaching the lake from north-western neighbourhoods. BWSSB had laid 600 metres of hume pipe with 15 manholes inside the lake area but had not completed the lateral connection to the main sewer, and about 85% of the civil work on the downstream 6 MLD treatment plant was done. The Yelahanka Puttenahalli Lake and Bird Conservation Trust took the matter to the National Green Tribunal's southern bench against BBMP and BWSSB. Separately, Yelahanka traffic police station is one of the top five in Bengaluru by road fatalities.

Devanahalli

Distances from Devanahalli town centre (NH-44): airport 10.2 km · Manyata 30.2 km · MG Road 36.3 km · ITPL 40.9 km · Electronic City 53.3 km.

Metro: none, and none within reach: the nearest operational station is Mantri Square Sampige Road, 34.3 km away, the worst rail access of the fourteen by a factor of three. The Blue Line's airport-end stations at Bagalur Cross, Doddajala, Airport City and KIAL Terminals are under construction with no confirmed opening date. Suburban rail Corridor 1 was approved on 7 October 2020 and has slipped repeatedly.

Registered in the Devanahalli belt: Kempegowda International Airport and Airport City, the Foxconn iPhone facility, Boeing's India Engineering and Technology Centre (inaugurated 19 January 2024, its largest outside the US), Safran HAL Aircraft Engines in the KIADB Aerospace SEZ, Harrow International School Bengaluru, Stonehill International School at Tarahunise. There is no major mall in Devanahalli. These names come from our own Devanahalli area page and its source ledger; unlike the seven areas newly researched for this post, they did not go through the 6 August 2026 address pass.

The trade-off: land here is contested, and not abstractly. Since 2021 KIADB has sought 1,777 acres across 13 villages of Channarayapatna hobli for the defence and aerospace park. After a three-year farmer agitation the state exempted 495 acres in three villages on 24 June 2025 (231.23 acres in Channarayapatna, 185.18 in Muttibarlu and 78.21 in Shrotriya Telohalli), and Industries Minister M B Patil said acquisition of the remaining acreage in ten villages would continue. (Deccan Herald reports that remainder as 1,232 acres; the stated total implies 1,282.) Farmers rejected the partial exemption and continued to protest. If you are buying land rather than an apartment here, the acquisition status of the specific survey number is the first thing to check.

Price: no research house publishes a current locality-wide average for Devanahalli, and none publishes a plot rate at all; rental yield on land with no building on it is meaningless in any case. Knight Frank publishes a half-yearly price range for seventeen named Bengaluru locations in its India Real Estate: Office and Residential Market series. Six of our fourteen appear in it. These are Knight Frank's figures for January to June 2026, reproduced with their own twelve-month and six-month change columns, not re-ranked or re-based by us.

ANAROCK's Residential Market Viewpoints, Bengaluru, Q2 2026, published on 3 August 2026, covers three of the same areas on a different basis: average quoted base price on Super Built-up Area, and average quoted rent for a 1,000 sq ft 2 BHK:

One thing worth flagging about that basis. Every Bengaluru edition ANAROCK published from the July-to-September 2024 quarter through January to March 2026 stated the rate as being on Built-up Area; the Q2 2026 edition states Super Built-up Area, and the underlying series ran straight through the change: each printed quarterly-change figure reconciles against the previous quarter's printed rate. So the publisher moved the label without re-basing the numbers, and did not say which label was right. We quote whichever basis the edition we are citing states, and we do not assert one of our own.

On Sarjapur Road the two publishers now openly disagree: ANAROCK's ₹11,560 average sits ₹260 above the top of Knight Frank's ₹5,700 to ₹11,300 range, for an overlapping window. On Whitefield and Electronic City they corroborate, ANAROCK's average falling inside Knight Frank's range. We publish both everywhere and average them nowhere.

For the other eight (Koramangala, Indiranagar, Jayanagar, JP Nagar, HSR Layout, BTM Layout, Basavanagudi and Devanahalli), we could find no current locality-wide average from a named research house. Portal locality pages do publish figures, and where we have compared them they have diverged badly: on Varthur, one portal showed about ₹13,050 per sq ft while another showed ₹4,000 to ₹4,500 with no period stated, a spread of roughly three times, so we treat them as unusable without a stated basis. This is the one axis where a looser guide answers a question we do not.

Best areas in Bangalore for families

On two things we can actually check, an operational station inside the neighbourhood and schools whose registered address is in the locality rather than just in the brand name, five come out ahead.

  • Jayanagar. Carmel Convent School, Vijaya College and National College Jayanagar all registered in Jayanagar; Green Line at the origin since 18 June 2017.
  • Basavanagudi. National College and BMS College of Engineering; National College metro 0.9 km.
  • Indiranagar. National Public School Indiranagar in HAL 2nd Stage; Purple Line at the origin.
  • Whitefield. The Deens Academy, Vydehi School of Excellence, Inventure Academy; Purple Line at the origin.
  • Yelahanka. The deepest international-school cluster of the fourteen (Canadian International School, Mallya Aditi, Vidyashilp, Nitte Meenakshi), but no operational metro at all, the nearest station being 11.6 km away.

The Hosur Road belt is the only one of the three where every realistic option is on an operational metro line. The Whitefield belt is served on one side and not the other: Whitefield has had Purple Line stations since 25 March 2023, and the Sarjapur Road corridor has nothing, with the nearest running station 11.0 km away and a volume-to-capacity ratio of 3.57 on the road itself.

Cheap and best areas to live in Bangalore

Of the six areas here that a named research house prices, the three most accessible in Knight Frank's January to June 2026 table are Electronic City at ₹5,700 to ₹8,600 per sq ft, Sarjapur Road at ₹5,700 to ₹11,300 and Yelahanka at ₹6,300 to ₹12,700. ANAROCK's quoted rent for a 1,000 sq ft 2 BHK in Electronic City is ₹20,000 to ₹31,000, the lowest of the three micro-markets it covers here.

What you give up is visible in the same tables. Electronic City is 51.9 km from the airport and 18.2 km from MG Road, and its fast road link is a toll road. Sarjapur Road has no metro and the worst measured congestion of the fourteen. Yelahanka has no metro either and its nearest station is 11.6 km away. Cheap in Bangalore is almost always cheap because of the commute.

Posh areas in Bangalore: what the price data actually shows

On published prices, Lavelle Road and Langford Town. Knight Frank's January to June 2026 table puts Lavelle Road at ₹21,000 to ₹30,000 per sq ft and Langford Town at ₹15,000 to ₹22,000, the two highest by the bottom of the range among the seventeen Bengaluru locations it tracks. Rajajinagar's range, ₹11,500 to ₹23,200, has a higher ceiling than Langford Town's but a much lower floor. All three sit outside the fourteen areas compared above; Lavelle Road and Langford Town are inside what Knight Frank defines as its Central micro-market, alongside MG Road, Vittal Mallya Road and Richmond Road.

The second official record is the property tax zonal classification, which grades every Bengaluru street from Zone A to Zone F by guidance-value band. The Koramangala residential sheet, for instance, is headed "Zone A / Guidance value bandwidth ₹7,001 and above" and then lists individual streets with ward numbers. It is street-level, official and checkable. It is also a tax instrument from a 2016 notification, issued by a body (BBMP) that was replaced by five corporations under the Greater Bengaluru Authority on 1 September 2025.

Neither is a poshness ranking, because no government body or research house publishes one. Knight Frank's table samples seventeen locations in a city with hundreds and omits Sadashivanagar, Indiranagar and Jayanagar entirely.

Which area is safest in Bangalore?

The one genuinely area-level safety dataset for Bengaluru is road safety. The Bengaluru Traffic Police Road Safety Report 2023, produced with the Bloomberg Philanthropies Initiative for Global Road Safety, records 894 fatal crashes and 921 fatalities in 2023, a 19% rise on 2022 and the highest since 2007, mapped by traffic police station area. Its top five stations by fatalities are Yelahanka, Devanahalli, Kengeri, Whitefield and K R Puram, three of which are on this list. Within the South division, Electronic City alone accounts for 19.4% of fatalities. The report's own summary of the pattern: "police stations closer to the centre of the city recorded fewer fatalities than those farther away." BTP separately publishes a black-spot list of 64 locations for 2021 to 2023 with latitude and longitude and per-year accidents, deaths and grievous injuries; Konappana Agrahara on Hosur Main Road in Electronic City records 26 accidents and 5 deaths across the three years.

On crime, nobody publishes a locality figure. The National Crime Records Bureau reports Bengaluru as a single metropolitan city. Karnataka State Police's Crime in Karnataka 2024, 550 pages, reports it as a single commissionerate, and searching that document for Koramangala, Jayanagar, Whitefield, Indiranagar, HSR Layout, Banashankari, Yelahanka or Marathahalli returns nothing. A Bengaluru City Police press note gives citywide totals for 2021 to 2023 with division-level breakdowns only for cyber crime and rowdy-activity enforcement, not for murder, theft, burglary or robbery. We should also flag that we read that note on the OpenCity mirror, which names BCP as its source, because we could not locate it hosted on the Bengaluru City Police site itself. Bengaluru has more than 111 police stations and no published station-level crime dataset. Anyone ranking Bengaluru localities by safety has authored the ranking.

Flooding is the other checkable risk. Reporting a Bengaluru South City Corporation review meeting, Deccan Herald listed the corporation's high-risk waterlogging locations on 13 June 2026: Hulimavu Lake Junction, Sagar Junction to Sagar Hospital, HSR Layout 14th Main Road, Sony World Junction, Outer Ring Road, HSR Layout 5th Main Road, Shri Rangam Junction, Bellandur-Iblur Junction, Wipro Junction on Sarjapur Road, Roopena Agrahara and Madiwala Ayyappa Junction. The paper describes this as ten locations and prints eleven; we have reproduced its list as printed. Note it is a newspaper account of a meeting, not a corporation publication, and it covers South Bengaluru only.

One caution on reading any of this as "safety": reported-crime counts track reporting propensity and footfall as much as risk, which is why a busy commercial locality can log more FIRs than a quieter one without being more dangerous. For a specific address the practical checks are which police station has jurisdiction, and what the approach road is like on foot after dark.

Where do middle class people live in Bangalore?

No dataset maps income to Bengaluru localities. The Census of India has never collected it: the Office of the Registrar General's 2011 Houselisting instruction manual does not contain the word. MoSPI's Household Consumption Expenditure Survey 2023-24 stops at state crossed with rural and urban: Karnataka urban monthly per capita consumption expenditure is ₹8,076. The Economic Survey of Karnataka 2025-26 stops at district, where Bengaluru Urban recorded the state's highest per capita income at ₹8,55,960 in 2024-25, and Bengaluru Urban is one district covering the whole city, so the finest official income unit for Bengaluru is "Bengaluru".

The answerable version is a budget question, and the price table above answers it: on Knight Frank's H1 2026 ranges, Electronic City, Sarjapur Road and Yelahanka are the three most accessible of the six areas it prices here. Then read the commute column, because what you save on the price you spend on the road.

Where do CEOs live in Bangalore?

The nearest published proxy is Knight Frank's Central micro-market (MG Road, Lavelle Road, Langford Town, Vittal Mallya Road and Richmond Road), where Lavelle Road transacts at ₹21,000 to ₹30,000 per sq ft in its H1 2026 table. Beyond that, nobody publishes executive residence by neighbourhood. Knight Frank's own Wealth Report counts ultra-high-net-worth individuals by country and by city, never by locality.

What is answerable is the thing the question is usually about: proximity to the central business district and the airport road. Indiranagar is 5.6 km from MG Road, Devanahalli is 10.2 km from the airport, and Hebbal is the only one of these fourteen within 10 km of both a major tech park and the CBD.

How to choose your area in Bangalore

Work in this order and the shortlist usually falls out in an afternoon.

  1. Fix the commute anchor first. Name the one place you or your partner must reach five days a week and read that column of the distance table. Everything else is negotiable; that number is not.
  2. Check whether the metro is running, not planned. Six of these fourteen have a station inside the neighbourhood today. Four have nothing within 7 km. A line under construction with no confirmed opening date should not carry any part of your price.
  3. Set the budget against a published range where one exists, and budget for the transaction as well as the flat: stamp duty and registration add about 7.6% of value, calculated on the higher of your price and the guidance value.
  4. Look up the specific address, not the locality. Take the school's or hospital's own contact page and read the PIN code.
  5. Check water and flooding before amenities. Ask whether the project is on a Cauvery connection or on tankers, and get it in writing.
  6. For land, check the survey number's acquisition status. In the Devanahalli belt this is not a formality.
  7. Visit at the two hours that matter: weekday peak, and after dark on the approach road.

How we compared these 14 Bangalore localities

Four rules, applied the same way to all fourteen.

Distances are measured, and the origin is stated. Each area has one fixed origin point, a junction or a metro station or a market street, named in its section above, and every distance is a road route from that point, computed via the public OSRM router on OpenStreetMap data on 6 August 2026. These are road distances, not travel times: Bangalore traffic makes any single drive-time figure meaningless within a fortnight, so we do not publish one. One caveat on the origins: our Hebbal origin and our North Bangalore zone page use the identical point, the Hebbal flyover, so those are the same measurement rather than two independent ones; and our Yelahanka origin (Yelahanka New Town bus station) sits about 2 km from the point an earlier pass labelled "Yelahanka New Town", so figures measured to Yelahanka on other pages are not measured from the same spot as Yelahanka's own row here.

Metro status is dated, from the release that announced it. "Coming soon" is not a status. The Yellow Line was inaugurated on 10 August 2025 with passenger service from 11 August; the Whitefield stretch of the Purple Line opened on 25 March 2023; both are documented in Press Information Bureau releases. Namma Metro Phase 1, which completed the Green Line, was dedicated by the President on 17 June 2017 with service from the 18th. A line that has not opened is described as under construction with whatever dated target a named official has given, and nothing more. Where our source for a date is Wikipedia rather than a primary release (the 2011 Purple Line opening and the 9 October 2023 Challaghatta completion, the Phase 3A Karnataka Cabinet approval, the Phase 2B construction start and the Pink and Orange Line station lists), it is listed as such in the sources below.

Landmarks are address-checked. A great many "Koramangala" and "Electronic City" institutions are not in Koramangala or Electronic City. We checked each name against OpenStreetMap's address record and, where the branding and the address disagreed, against the institution's own site. Names that failed appear in the "commonly listed here" line for their area, with where they actually are.

Prices come from a named publisher or not at all. Knight Frank publishes a half-yearly range for seventeen Bengaluru locations; ANAROCK publishes quoted rent and rate for five micro-markets. Six of our fourteen appear in those tables. Where we quote our own average instead, it is the mean of the per-sq-ft figures on the projects Homesok actually lists in that area, rounded to the nearest ₹100, and it is labelled as ours. It is a handful of listings, not a market survey.

What we could not verify

  • Blue Line and Pink Line opening dates. The Pink Line's Kalena Agrahara to Tavarekere stretch, which carries JP Nagar 4th Phase, was expected in late August or early September 2026 as of 21 July 2026 and had not opened when this was written. On the Blue Line, the Deputy Chief Minister's target of June 2027 for Hebbal to the airport sits against records giving December 2027 for Phase 2B as a whole; we have not reconciled the two and neither should be read as an opening date.
  • Yellow Line frequency today. The seven-minute peak headway is dated 3 June 2026. BMRCL's target of fifteen trains and a five-minute headway by 11 August 2026 is unverified.
  • Red Line (Phase 3A). Approved by the Karnataka Cabinet on 6 December 2024 and still not sanctioned by the Union government. Three lengths are in circulation and all three have a real source: 36.59 km with 28 stations in BMRCL's Annual Report 2024-25, "about 37 km" in the Union ministry's statement of 23 May 2025, and 37.8 km in the revised DPR of February 2026. The revised figures are the current ones. Its April 2033 opening estimate is the revised report's own, on a line the Centre has not approved.
  • Landmarks that returned no address match: Apollo Hospitals Jayanagar, Ryan International School JP Nagar, Apollo Spectra JP Nagar, VIBGYOR High Electronic City, Neo Mall, Velankani Tech Park, Delhi Public School North (Hebbal), The Brigade School (JP Nagar) and Chinmaya Vidyalaya (Indiranagar). None is listed above. OpenStreetMap coverage of Indian schools is incomplete, so a failed check means unverified, not non-existent.
  • BTM Layout's institutions. We could not verify a hospital, school or mall inside BTM Layout to the standard applied elsewhere here. Nor a single mall inside Electronic City.
  • Devanahalli's landmark list comes from our own area page's source ledger and did not go through the 6 August 2026 address pass that the other thirteen did.
  • Prices for eight of the fourteen, as set out above.

Grouped by what people actually buy for: Indiranagar, Jayanagar and Basavanagudi are the established central choices, all with a Green or Purple Line station inside the neighbourhood since 2011 or 2017. Whitefield and Sarjapur Road are the East Bangalore tech-corridor picks, 2.6 km and 15.0 km from ITPL. Electronic City, HSR Layout and BTM Layout serve the Hosur Road employment belt and all three sit on the Yellow Line, in passenger service since 11 August 2025. Hebbal and Yelahanka are the North Bangalore airport-side choices, 28.8 km and 22.8 km from Kempegowda International Airport, and neither has an operational metro. Devanahalli is the airport itself at 10.2 km, with the nearest running station 34.3 km away.

Which area is safest in Bangalore?+

The only area-level safety dataset Bengaluru publishes is road safety, and on it the Bengaluru Traffic Police Road Safety Report 2023 names Yelahanka, Devanahalli, Kengeri, Whitefield and K R Puram as the five traffic police station areas with the most fatalities.
