Thanisandra Main Road, average quoted rate: ₹10,300/sq ft — ANAROCK Residential Market Viewpoints, Bengaluru, Q2 2026 (Apr to Jun). Quoted base price, +2% quarter-on-quarter. ANAROCK states the basis as Super Built-up Area in this edition, having stated Built-up Area up to the January-to-March 2026 edition without re-basing the numbers. Thanisandra is the only North Bengaluru locality ANAROCK prices. New-launch pricing on the airport corridor: ₹10,850 and ₹12,000/sq ft — ANAROCK Residential Market Viewpoints, Bengaluru, Q1 2026 (Jan to Mar). Two separate projects ANAROCK names and prices: Puravankara Northern Lights at Bagalur, 2,673 units, ₹10,850/sq ft, and Sattva City at Chikkajala, 2,477 units, ₹12,000/sq ft. Two launch prices, deliberately not welded into one span, because neither is a zone average. ANAROCK's April-to-June 2026 edition names no North Bengaluru launch. North Bengaluru average quoted base rate: ₹5,510/sq ft — ANAROCK, “Going North” report, Q4 2022 (Oct to Dec). Zone average on built-up area; the same report put Devanahalli at ₹5,250/sq ft and Bagalur at ₹5,003/sq ft. ANAROCK has published no zone-wide North Bengaluru average since. Historical figure — not current pricing. Figures are ANAROCK's published research, attributed as such. No citable zone-wide 2026 average exists for North Bengaluru, and we do not synthesize one from locality figures.

Each bar averages the per square foot rate of the projects we list in that area. Areas we do not list yet do not appear, and a project carrying no per square foot figure is left out of its area's average.
