Prestige Gardenia Estate Phase 2 is the second release of Prestige's plotted estate at Devanahalli in North Bengaluru, opened after Phase 1 was fully booked within three days of going on sale. This phase covers 21 acres and 195 residential plots off the Satellite Town Ring Road (STRR), in the neo-suburb the brochure calls a place to grow. The plots arrive infrastructure-ready, with power, water, sanitation and fibre-optic provision drawn right up to each plot boundary, so you buy the land, keep the design freedom, and build your own home. Plot sizes run from 4,000 to 6,000 sqft at a base rate of ₹7,200/sqft plus taxes, starting at ₹2.88 Cr. Daily life centres on a landscaped core with an amphitheatre, a cricket pitch, a padel court, a jogging track, a reflexology path, a yoga lawn, a meditation deck, gazebo seating, a Miyawaki native-tree plantation, a tree house and a pet park, set among avenue-planted internal roads. Those internal roads are asphalted at 12 m and 9 m widths behind an 18 m entrance road, with underground power carried to feeder pillars at every plot and a security cabin, RFID boom barriers and CCTV watching the estate around the clock. On location, Prestige Gardenia Estate Devanahalli sits about 20 minutes from Kempegowda International Airport, with Harrow International School and Amity University about 10 minutes out and Chanakya University about 15 in the brochure, and the KIADB Aerospace Park and the Doddaballapur industrial belt both close by. One point the brochure is candid about is Club Gardenia: the clubhouse stays in the developer's name, it is not a shared facility that comes with a plot, membership is optional and can be taken by non-owners as well, and the club's membership, subscription and usage dues are billed separately.
