Buying a home shouldn’t feel like being sold to.
Before Homesok, we were the buyers. Five unknown numbers calling in a day. “Last unit at this price, sir.” A broker who showed us only what paid him best, then charged 1–2% for the privilege.
The strange part? The good deals weren’t hard to find. They were hidden, sitting inside builder channel-partner agreements that buyers never get to see.
So we built the consultancy we wished existed. Direct relationships with builders. Watchouts disclosed up front. And the fee that was always baked into the price, shared with the person it should have belonged to all along.

It exists whether you use a broker or not. Traditional brokers keep all of it, and many charge you 1–2% on top.

If you're free, what's the catch?
There isn't one. The builder's channel-partner fee pays us. You never do. We share part of that fee back with you as cashback.
Can I still negotiate the price?
Yes. Your cashback sits on top of whatever discount you negotiate directly with the builder.
When do I get the cashback?
Within 7 business days of sale-deed registration. Wired to any Indian bank account.
Do you handle resale, or only new?
New launches and under-construction projects only. Resale has no builder-side fee to share back.
